Your fully furnished loft comes with high-speed Wi-Fi, TV, and access to all YUST amenities. Note on pricing: In our promotional campaigns and winter deals, we communicate a clear all-in price. On the actual contract, however, the base rent and the fixed costs (such as utilities for 1 person and the 1x per month professional cleaning service with linen change) are listed separately for administrative transparency. Additional services like parking, breakfast, or extra cleaning can be added upon request.

This promotion is exclusively meant for new guests and does not apply to current residents. Guests booking a long stay during December, January, or February benefit from exclusive launch discounts on their initial months: if you book for 2 or more months, you receive a 20% discount on the rent for the first two months (note: the advertised promotional rate already includes this 20% discount). If you book for 1 month, you receive a 10% discount on that month’s rent. Standard rates apply to any extensions beyond the promotional period, and fixed costs apply as per contract.

No, you do not need a Belgian citizenship or local residence permit to move in. This makes YUST long stay the ultimate, seamless solution for expats and professionals looking for speed and absolute flexibility without the administrative hassle. (Fun fact: if you ever do need to sort out paperwork with the local municipality, the Berchem Town Hall is just a stone’s throw away!)

Yes. A standard security deposit equivalent to one month’s rent plus fixed costs must be paid immediately online to guarantee and secure your reservation. Key cards will not be activated or handed over until the deposit is settled. Payments for monthly rent invoices are sent out on the 20th and must be paid before the start of the new rental month. Cash or on-site payments at reception are not accepted. The deposit is fully refunded within two weeks after check-out, pending a successful final inspection and settlement of all fees (refer to our T&C).

Long-stay check-in begins between 5:00 PM and 11:00 PM on your scheduled arrival date, which officially falls on the 1st or the 15th of the month. Contract end dates and check-outs take place on the 15th or the final day of the month before 11:00 AM. Need to check in on a different day to bridge a gap? This is normally not possible, but you can always book an extra night via our hotel booking page. Late check-outs incur a fee of EUR 10.00 per hour for up to three hours (subject to availability) (refer to our T&C).

Right after check-in, you will receive an email containing a digital inventory form (plaatsbeschrijving), which you are required to complete online.

Yes, agreements can be terminated on a monthly basis respecting the 15th or final day of the month, with a one-month notice sent via registered mail. Want to stay longer? Contract extensions are possible based on availability. For cancellations made after signing but before the stay begins, a compensation fee equal to one month’s rent applies (refer to our T&C).

No, pets are strictly prohibited in both communal areas and long-stay units (refer to our T&C).

No, smoking—including electronic cigarettes—is strictly prohibited throughout the entire building and inside all units. Violating this rule results in an immediate smoking fee of EUR 250.00 and potential immediate termination of the agreement (refer to our T&C).

A professional cleaning service (1x per month, including linen changes) is included as part of your fixed service package. Tenants can optionally upgrade to more frequent periodic cleaning for a monthly surcharge. If you opt out of the upgrade, you remain responsible for maintaining the cleanliness of your unit, and YUST will conduct a monthly inspection with prior notice.

Yes, long-stay tenants have full, free access to all communal areas, including the co-working space, lobby, outdoor patio, rooftop terrace, and the fitness room. You also get 1 hour of free meeting room usage per month. Additional facilities like the laundromat and bicycle rentals are available under standard property guidelines.

Yes! We offer secure above-ground car parking located right behind the building—fully equipped with EV charging stations—available as a monthly subscription. For your bike, placing your own bicycle in our covered and secure bicycle parking area is completely FREE.

If you refer a friend who successfully books a long stay at YUST, you will receive a complimentary hotel voucher for a Suite including breakfast for two. This voucher is subject to availability and excludes high-demand days.

Yes, absolutely. We seamlessly cater to expats and corporate clients. We can issue invoices directly to your company entity, taking the administrative burden off your HR department.

Our reception is open daily from 7:00 AM to 11:00 PM. If you need anything, just ask the team at the desk—easy! Outside these hours, we have a nighthost on-site in case of emergencies, ensuring a safe and secure feeling. We also have an in-house maintenance team to quickly resolve any technical issues in your loft.
